Gateway Crossing
401 N Hocker Terrace, Independence, Missouri
Acquisition & Rehabilitation - Currently in Predevelopment
Gateway Crossing is a rehabilitation project sponsored by the Independence Housing Authority in partnership with Knight Development. This project is made possible through the use of 4% LIHTC funding.
Gateway Crossing, formerly known as Hocker Heights, is home to 129 units ranging from studio to 4-bedrooms. This garden-style community was built in 1966 and features amenities such as community space, a playground, off-street parking, and more.
Our efforts at Gateway Crossing will include a full site rehabilitation, including interior and exterior improvements to each building, site improvements, and renovation of the office and community space. This rehabilitation will create an elevated quality of living for our tenants, as well as improving the site’s energy efficiency and overall accessibility.
Construction is scheduled to begin in the summer of 2025, with completion expected in early 2027. In collaboration with our partners, we are committed to a relocation plan during construction which leaves no tenant permanently displaced.
